Act fast, document everything, and keep your property in compliance.
Common 24-Hour Emergency Deficiencies
The following issues typically require correction within 24 hours under HUD guidelines:
- No heat in winter months — Restore heat immediately, provide temporary heating if needed
- No running water — Check for shutoffs, broken pipes, or water main issues
- Sewage backup — Call a plumber immediately, mitigate health hazards
- Electrical hazards — Exposed wiring, sparking outlets — shut off power and call an electrician
- Gas leaks — Evacuate, call PGW, do not attempt repairs yourself
- Structural damage — Secure the area, document with photos, call a professional
Documentation Requirements
For each emergency repair:
- Document the tenant's report (date, time, nature of issue)
- Take before/after photos
- Keep all receipts and work orders
- Log the time of repair completion
- Retain all communication with the tenant
This documentation protects you in case of PHA inspection or tenant dispute.
